The City of Fairfield is requesting proposals from developers with experience in designing and implementing mixed used developments. The 2.19 acre project site is located within downtown Fairfield on Texas Street. The development proposal must be attractive, financially feasible and consistent with the City’s goal of bringing urban living and commercial development to the Heart of Fairfield. From the proposals and follow up interviews, the City will select one candidate to enter into exclusive negotiations to develop the Texas Street site. Create new housing options to the residents of Fairfield. Provide amenities and businesses to the existing residents of the downtown and residents city-wide. Background Information The City of Fairfield was the owner of 1100 Texas Street which housed the Police Department’s (PD) Investigations Unit. The PD relocated this unit leaving the property vacant and prime for redevelopment. In an effort to create a larger more marketable development site, in 2022, the City purchased the adjacent parcel, 1120 Texas Street, from Bank of America. The site had housed a bank branch which closed a few years earlier. These two sites, along with two previous residential sites owned by the Housing Authority, were assembled to create the proposed development site totaling 2.19
