“as-needed” basis under a one-year agreement, including but not limited to the following: • Review relevant materials to analyze certain real estate transactions (“Transactions”) currently in process or contemplated by DAS and provide recommendations on aspects of the Transactions. • Consult and advise on large projects involving relocation and streamlining of State of Connecticut offices and employees under the authority of DAS to maximize efficiency and minimize workflow interruptions • Evaluate due diligence materials as requested for specific Transactions and make recommendation on next steps, additional testing, etc. • Conduct independent cost benefit analysis of certain Transactions and/or proposed Transactions as requested by DAS. • Provide additional brokerage and advisory services to DAS on an “as-needed” basis during the term of the Agreement as determined by DAS • Review and advise DAS regarding project budget • Review purchase and sale agreements and assist in purchase negotiations as necessary/applicable • Provide comprehensive reports with recommendations The intent of the request is to identify large national firms with the necessary expertise to provide temporary expert real estate brokerage and other commercial real estate advisory services on a broad range of projects currently in place or contemplated by DAS on an as-needed basis under a one-year agreement. DAS reserves the right to extend the contract by written agreement beyond the initial one year term should it deem it in the State’s best interest to do so.
