The Department of Veteran Affairs (VA) seeks to lease the following space: Space Type: Warehouse ANSI BOMA USF: Min-10,000 / Max- 10,500 Lease Term: 15 Years / Firm Term: 10 Years Estimated Occupancy: 2/1/2020 Delineated Area: North Elkhorn Boulevard South Interstate Highway 80 East Watt Avenue West Raley Boulevard ADDITIONAL BUILDING REQUIREMENTS: The offered space: Shall meet Federal and State Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Shall be contiguous and built to VA specifications Shall be zoned for the intended use Shall be a fully serviced lease Shall not be in the 100-year flood plain. Shall not be a sublease Shall have electronic roll-up door lined up with loading dock truck bumpers, 10 12 height. Shall accommodate up to a 72 tractor/trailer combination loading dock with bumpers and power lift gate. Dock should be covered and lift gate should line up with warehouse roll-up door. Hydraulic lift
option also acceptable, if functionally equivalent. Shall have a minimum ceiling height of 14 ft. Shall have a minimum of 150 lbs/SF loading capability, smooth non-porous finish (Sealed finish). SUBMISSION REQUIREMENTS: All interested parties shall respond to this announcement no later than June 21, 2019- 4PM PST and shall include the following (at minimum) in their email or correspondence: Building name and address and date of availability Rental rate, specifying services and operating costs included As built floor plans of offered space Contact information of authorized representative Written acknowledgement and permission to represent the property (for Brokers or legal representatives) Electronic copy information shall be sent to: Department of Veteran Affairs Attn: Cecil Wall Leasing Contract Specialist Subject: McClellan Warehouse - Expression of Interest Cecil.Wall@va.gov SUBMISSION NOTES: Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ANNOUNCEMENT AND THE VA WILL NOT REIMBURSE ANY COSTS ASSOCIATED WITH RESPONSES TO THIS ANNOUNCEMENT.
