The\nselected project manager shall provide oversight during the pre-design, design,\nconstruction and post-construction phases of renovation projects at the Arts Center,\nwhich include, but are not limited to; slate roof repair, flat

roof replacement, exterior\npainting, and historic masonry weatherproofing.\n\nThis request seeks to identify the qualifications submitted that are in the best interests\nof the Arts Council of Greenwood County, the City of Greenwood and Greenwood\nCounty (\u201cOwners\u201d). The submitted Proposals will be evaluated utilizing the Selection\nGuidelines outlined in this Request for Qualifications. The owners are seeking a cost-\neffective and highly qualified partner to oversee the renovation projects. Roofing, however, was not included in\nthese renovations. The historic slate roof was last repaired in 1989, the same year the\nflat roofs were last replaced. In 2016, the Arts Center was allocated approximately\n$600,000 from the Greenwood County Capital Project Sales Tax for renovations that\ninclude, but are not limited to the replacement of the roof and certain flooring, and\npainting of the exterior. Funding from the Capital Project Sales Tax for the Arts Center\nis expected to be available in July of 2024.\n\nSCOPE OF WORK\n\nGreenwood County and The Arts Center have identified the roof, gutter systems, exterior\npainting, and masonry weatherproofing as the main areas of focus for this renovation project. The\nroofing portion of the renovation project will involve approximately 6500 sq. ft. or slate roof and\n11,000 sg. ft. of flat roof. The painting portion of the project includes more than 80 windows and\ntrim associated with the 30,000 sa. ft. brick building. Masonry weatherproofing will include the\nrepointing of limestone cornerstones and sealing of exterior masonry using appropriate sealant\ntechniques. The selected project manager will provide services including, but not limited to; an\nexisting conditions report, asbestos testing, design development, cost estimating, construction\ndocuments, bidding, construction administration and close out documents.\n\nThe successful project manager must be able and willing to engage in and monitor all\nphases of the renovation project wherein the said project manager\u2019s expertise is\nneeded by the Arts Center. This includes, but is not limited to; attendance at certain\nlocal government meetings, committee meetings and site meetings during design and\nconstruction.\n\nSTATEMENT OF QUALIFICATIONS (SOQ)\n\n1.
